Homes in Paoli, and what heats and cools them

In the late 1800s the Pennsylvania Railroad controlled large tracts around Paoli and drafted plans for small lots within a mile of the station, plans the automobile soon made obsolete. Coal was once delivered down a chute to basement coal piles, and the area’s coal dealers later switched to heating oil. Tredyffrin grew from 2,926 people in 1900 to 29,062 in 2000. Census estimates for 2020 to 2024 date about one Paoli home in five to the 1950s and one in six to before 1940; a little over half are detached houses and about a fifth are attached homes such as townhouses.

  • Gas furnaces and central air

About half of Paoli homes heat with utility gas. In houses from the 1950s on, that usually means a furnace with central air on the same ducts.

  • Heat pumps

About a third heat with electricity, which in townhouses and newer homes commonly means a heat pump that handles the cooling as well.

  • Moving off oil

Roughly 15 percent of homes still burn oil. When an oil system wears out, the usual replacement is a gas furnace or boiler where PECO can bring gas, or an electric heat pump where it can’t.

  • Boilers in prewar houses

Houses built before 1940 were commonly heated by a boiler and radiators, and many of those systems have since been converted from coal to oil or gas.

Furnace, boiler and heat pump repair in Paoli

Paoli homes split three ways on heat. Census estimates for 2020 to 2024 count about half on utility gas, about a third on electricity and roughly 15 percent on oil. On the gas and electric systems we repair, a no-heat call can mean a furnace, a boiler or a heat pump. The fault is rarely the whole machine. On a gas furnace it’s often an igniter, a flame sensor or a clogged filter tripping a safety switch; on a heat pump, a capacitor, a contactor or a defrost control. We troubleshoot first and give you the price before we start, and when a repair no longer makes sense we say so and price the replacement next to it.

From coal chutes to central air

In the first half of the last century coal came down a chute into a basement pile, and the area’s coal dealers later went over to delivering heating oil as households moved to an easier fuel. Houses of that age commonly went from coal to oil and later to gas while keeping the radiators they started with, so an old boiler room can hold a surprising mix of parts. The bigger wave came after 1950, when the school population exploded, and about one in five of the homes standing in Paoli today went up in that decade. Houses from those years were usually built with ducts, which made central air an easy addition later.

Air conditioning and heat pumps for Paoli townhouses

About a fifth of Paoli homes are attached, and newer townhouses commonly heat and cool with a heat pump rather than a furnace. A heat pump runs all year, so it wears differently from a central air unit that rests from October to May. The outdoor coil needs clearing of leaves and snow, and the filter needs changing more often than many owners expect. A weak defrost cycle or a failing backup heater usually shows up in the first real cold snap. On a townhouse row the outdoor units also sit close together, so noise and airflow around each one matter when a unit is replaced.

Seasonal maintenance at the end of the line

Paoli is one of the longer drives from our shop, so a little planning goes a long way. The $54 Seasonal Maintenance visit checks cooling in the spring and heating in the fall, and booking it before the first heat wave or cold night keeps you out of the rush. If a system has to be replaced, new installs can usually happen the next day once you’ve decided, and the permit goes to Tredyffrin or Willistown depending on which side of Paoli your house is on.

What customers say

Saki of SK Heating and Air Conditioning has been servicing my HVAC system for the past 4-5 years. He is always prompt, neat, polite, and professional and I really like the convenience of communicating by text. One thing that sets SK apart from other service companies is that he has never attempted to sell me anything I didn’t need. I can’t recommend Saki enough.

FAQs about HVAC services in Paoli, PA

Is my Paoli house in Tredyffrin or Willistown?

Your property tax bill will say. Another clue is the school district: the Tredyffrin side of Paoli is in Tredyffrin/Easttown, whose students go to Conestoga High School, and the Willistown side is in Great Valley. It matters when a system is replaced, because that township issues the permit and inspects the work.

Our heat pump blows cool air in winter. Is it broken?

Not necessarily. Air from a heat pump feels cooler than air from a furnace even when it’s warming the house, and a few times an hour in cold weather it pauses to defrost the outdoor coil, which can bring a short burst of cool air. If the house can’t hold its temperature, or the backup heat runs constantly, that’s a repair call.

Should we replace the furnace and the air conditioner at the same time?

If both are near the end of their lives, usually yes. They share the blower and ducts, so new matched equipment works better together, and doing both in one visit means one permit and one installation. If only one has failed and the other is young, a repair or a single replacement can make more sense, and we’ll price both ways.
