Homes in Manayunk, and what heats and cools them

The first mill to run on the canal’s water power opened in 1819, and Joseph Ripka built a large textile business here in the 1830s. The people who worked those mills lived in small two- and three-story rowhouses on hilly, cobbled streets. The climb up Levering Street and Lyceum Avenue, known as the Manayunk Wall, reaches a 17 percent grade. Since the 1990s many of the rowhouses have been renovated and several old mills turned into loft apartments. In 2010 nearly six in ten homes in Manayunk were rented.

  • Gas boilers and radiators

Common in rowhouses of this age. A circulator, zone valve or expansion tank is a far more likely culprit than the boiler itself, and each is a repair rather than a replacement.

  • Back-yard and rooftop condensers

With no side yard between houses, outdoor units go in the small back yard or on a flat rear roof, where safe access for service needs planning.

  • Heat pumps in lofts and condos

Converted mill lofts and newer condos often heat and cool each unit with its own heat pump, under the building’s rules for where outdoor equipment can sit.

Rowhouses built for the mills

Manayunk’s houses were built for the people who worked in the mills along the canal, which the Schuylkill Navigation Company finished through here at the end of 1818. They are narrow rowhouses of two and three stories, set shoulder to shoulder on streets that rise from Main Street toward Roxborough. Houses of this age commonly heat with a gas boiler feeding radiators, or with a furnace squeezed into a small basement. When a rowhouse boiler quits, the fault is usually a single part, such as a circulator pump, a zone valve, an expansion tank or an igniter. We find it, show you what failed and give you the price before any work starts.

Steep streets and small back yards

The bike race climb up Levering Street and Lyceum Avenue, called the Manayunk Wall, reaches a 17 percent grade, and the rest of the neighborhood is known for hilly, cobbled streets. That shapes heating and cooling work more than most people expect. A new boiler or condenser may have to go up a flight of front steps or down a tight basement stair, and a heavy unit on a steep sidewalk needs a careful crew. Behind the house there is usually a small yard or a flat rear roof, and that is where the outdoor unit ends up. We plan that spot before quoting, so noise, drainage and room for service are settled first.

Cooling a mill-era rowhouse

Rowhouses from the mill era were built long before central air, and the party walls between neighbors leave little room to add ducts later. Heat collects at the top of the stairwell, so the third floor usually needs the most cooling, and it is the floor where a window unit struggles most. Since many homes here are rented, tenants and owners should agree on who arranges a new system before anyone plans one. Gas here comes from PGW, the city-owned utility, and electricity from PECO, so switching from a gas furnace to a heat pump moves part of the heating bill from one utility to the other.

Main Street, mill lofts and condos

Since the 1990s Main Street has filled with restaurants and shops. Several of the old mills along the canal have become loft apartments, and a condominium tower went up on Venice Island in 2004. In converted buildings like these, each unit often has its own heat pump or fan coil, while boilers and rooftop equipment serving everyone belong to the building. Knowing which system is yours before something breaks saves a call to the wrong person on a cold night.

What customers say

Saki of SK Heating and Air Conditioning has been servicing my HVAC system for the past 4-5 years. He is always prompt, neat, polite, and professional and I really like the convenience of communicating by text. One thing that sets SK apart from other service companies is that he has never attempted to sell me anything I didn’t need. I can’t recommend Saki enough.

FAQs about HVAC services in Manayunk, Philadelphia, PA

Our rowhouse has no side yard. Where does an air conditioning condenser go?

On most Manayunk rowhouses the choices are the small back yard or a flat rear roof. A roof unit sits on a raised stand, and the refrigerant lines run down the back wall to the indoor unit. Wherever it goes, it needs open air around it, some distance from a neighbor’s bedroom window and a safe way for a technician to reach it for service.

I smell gas near the furnace. Do I call PGW or an HVAC company?

PGW first. PGW asks you to leave the house right away and call its 24-hour emergency line from a safe place, without using your phone or light switches inside and without trying to find the leak or shut off valves yourself. Once PGW says it’s safe, a furnace or boiler that still won’t run is a repair call, and we take those around the clock.

We live in a converted mill loft. Who looks after our heating and cooling?

It depends on the building. In many loft and condo conversions each unit has its own heat pump or fan coil that the owner maintains, while shared boilers and rooftop equipment belong to the association. Your condo documents will say which is which, and the building manager can tell you where a replacement outdoor unit is allowed to go.

Get your heat ready before the first cold night with $54 Seasonal Maintenance.

We test your furnace or boiler, check for carbon monoxide, clean what needs cleaning and tell you honestly how it looks. No pressure to replace anything.
