Homes in Bryn Mawr, and what heats and cools them

The Pennsylvania Railroad planned Bryn Mawr around its station in the 1870s. By 1881 the town had about three hundred new houses, many of them large country homes. Smaller houses for working families followed along Lancaster Avenue between about 1900 and 1920. So on one service day we might see a stone colonial on a hill, a Victorian near the college, and a twin a block off the avenue, each with a different system and different limits on where equipment can go.

  • Boilers and radiators

Standard in the older stone and Victorian houses. When a boiler acts up we look for the repair first, and only talk replacement when the numbers say it’s time.

  • Attic air handlers

Many older Bryn Mawr homes cool the upper floors from an air handler in the attic. We check the condensate drain on every visit, since a clogged one is a common cause of ceiling stains.

  • Furnaces and central air

Newer houses and renovated older ones often have forced air. Same-day repair when we can, and a straight answer on whether a repair or a replacement makes more sense.

Heating a house built before ductwork

A lot of Bryn Mawr was built between the 1870s and the 1920s, before forced air was common. Those houses were designed around a boiler in the basement and cast-iron radiators in every room, and many still run that way today. A well-kept boiler can last decades, so when yours starts banging, short-cycling or leaving a room cold, the first question is what failed, not what to buy.

Most boiler calls come down to a handful of parts: a circulator pump, a pressure or zone valve, an expansion tank, a thermocouple or an igniter. We find the part, show you what we found, and give you the price before we start. If the boiler itself is near the end of its life, we tell you that too, with the repair price next to the replacement price so you can decide.

Adding air conditioning without opening up plaster walls

Cooling an older Bryn Mawr house is the question we hear most. Running new ductwork through plaster walls and finished ceilings is disruptive and expensive, so most homeowners go another way. Where a house has attic space, an air handler up there can cool the top floors through short duct runs. The lower floors are harder, since ducts need a route through closets or floor cavities that a plaster house may not offer on every level. In a house that was renovated with ductwork, central air can use the ducts already there. We look at how you actually use the house before recommending anything.

Historic districts, twins and where the equipment goes

Parts of Bryn Mawr sit in the Harriton historic district, and the Bryn Mawr College area is on the National Register. In Lower Merion’s local districts, outdoor equipment visible from the street can need review when the permit is pulled, so we plan condenser placement before we quote, not after. On the twins and narrow lots near Lancaster Avenue the limits are practical ones: distance from the property line, noise near a neighbor’s window, and room to service the unit later. We plan for those too.

Attic air handlers and summer leaks

A lot of older Bryn Mawr houses got their air conditioning later in life, with an air handler tucked into the attic cooling the top floor. It’s a sensible setup, but the air handler sits above finished ceilings and pulls gallons of water out of the air on a humid day. When its drain clogs, that water ends up in a bedroom ceiling. Clearing the drain and checking the safety switch at a spring tune-up is the cheapest insurance there is.

What customers say

Saki of SK Heating and Air Conditioning has been servicing my HVAC system for the past 4-5 years. He is always prompt, neat, polite, and professional and I really like the convenience of communicating by text. One thing that sets SK apart from other service companies is that he has never attempted to sell me anything I didn’t need. I can’t recommend Saki enough.

FAQs about HVAC services in Bryn Mawr, PA

My house is on the Radnor side of Bryn Mawr. Who issues the permit for a new AC?

Radnor Township’s Community Development office in Wayne, not Lower Merion. Radnor requires a permit for heating or air conditioner installation or replacement, the contractor must be licensed in Radnor, and the contractor has to be there for the inspection. Your ZIP is 19010 either way, so check your tax bill to see which township you’re in.

We have radiators and no ducts. How do we add air conditioning?

It can usually be done without running full-size ducts through plaster. An air handler in the attic can cool the upper floors through short duct runs, which is how many older Bryn Mawr houses got their air conditioning. We’ll look at the house and tell you what fits the floors below.

Our boiler is old. Is there still a tax credit or rebate for replacing it?

The federal 25C tax credit ended for equipment installed after December 31st, 2025, so it no longer applies. PECO still offers rebates on qualifying ENERGY STAR gas boilers, but PECO is lowering its gas rebate amounts for requests submitted on or after October 1st, 2026. We’ll check the current amount for the model we quote you.

Water dripped through our ceiling from the attic air handler. What happened?

Most often it’s a clogged condensate drain. The air handler pulls moisture out of the air all summer, and when the drain line or pan backs up, the water has nowhere to go but down. It’s usually a quick fix, and clearing the drain at each spring tune-up keeps it from happening.

Get your heat ready before the first cold night with $54 Seasonal Maintenance.

We test your furnace or boiler, check for carbon monoxide, clean what needs cleaning and tell you honestly how it looks. No pressure to replace anything.
