Homes in Northern Liberties, and what heats and cools them

William Penn set aside the land north of his city as liberty lands, and the District of Northern Liberties, incorporated in 1803, ranked among the ten largest cities in the country from 1790 to 1840. Mills, breweries, tanneries and iron and stove foundries lined its streets, and the Schmidt brewery operated here from 1860 to 1987. The housing is mostly rowhouses, and a historic district created in 1985 covers 209 Federal, Greek Revival and Italianate buildings. The population fell from a mid-century high of about 17,000 to 3,500 in 2000, then grew to about 8,000 by 2016 with new apartment and condominium buildings and converted industrial ones.

  • Boilers and radiators in older rowhouses

Houses from the 1800s commonly heat with a basement boiler and radiators, often with piping altered by several owners over the decades.

  • Heat pumps in condos and newer homes

Newer buildings commonly heat and cool each unit with an electric heat pump, with the outdoor unit on the roof or a rooftop deck.

  • Exposed ductwork in converted lofts

Factory and warehouse conversions often leave the ducts in view under very high ceilings, where the placement of supplies and returns matters as much as the equipment size.

From liberty lands to a manufacturing district

William Penn set aside the land north of his city as liberty lands, and by 1803 Northern Liberties was a district with its own government, one of the ten largest cities in the country until 1840. Mills, breweries, tanneries, paint and chemical works and iron and stove foundries lined its streets, and the Schmidt brewery made beer here from 1860 until 1987. One of those shops, the Eagle Iron Works on North Third Street, was built in 1871 to make steam engines and boilers. The district joined Philadelphia in 1854, and its rowhouses remain the core of the neighborhood.

Boiler and furnace repair in Northern Liberties rowhouses

A historic district created in 1985 covers 209 Federal, Greek Revival and Italianate buildings, and older brick rows continue well beyond its edges. Houses from that era commonly heat with a gas boiler and radiators, or with a furnace added later in the basement, and the piping often shows the work of several owners. When the heat stops, we trace the fault before replacing anything, give you the price before the work starts and answer no-heat calls at any hour. A gas boiler or furnace here runs on PGW gas, while the air conditioning and any heat pump draw PECO power.

Heat pumps and AC in Northern Liberties lofts and condos

By the 2000 census only about 3,500 people lived here, down from about 17,000 at mid-century. Then came Liberties Walk, apartments over shops along four blocks begun in the early 2000s, and the Piazza, an 80,000-square-foot plaza ringed by apartments that opened on the old Schmidt site in May 2009. Old industrial buildings were turned into apartments and offices, among them the Eagle Iron Works, reopened as 12 lofts with ceilings up to 22 feet and the ductwork left in view. Building has not slowed: in 2024 the 19123 ZIP code accounted for about a quarter of all new homes completed in Philadelphia. In condos and newer buildings, each home commonly has its own heat pump, with the outdoor unit on the roof, and in a loft the layout of the ducts decides whether the warm air reaches the people or stays near the ceiling.

Cooling, replacement and maintenance in Northern Liberties

Older rowhouses were never built for central air, but where there is attic space, an air handler up there can cool the top floor through short duct runs. When a boiler, furnace or heat pump is near the end, you see the replacement price beside the repair price, and new systems can often go in the next day. A $54 Seasonal Maintenance visit keeps a rooftop heat pump’s coil clean and its drain clear before the season that works it hardest. Our shop in Bala Cynwyd is about eight miles away by the expressways, and we make same-day repairs when we can.

What customers say

Saki of SK Heating and Air Conditioning has been servicing my HVAC system for the past 4-5 years. He is always prompt, neat, polite, and professional and I really like the convenience of communicating by text. One thing that sets SK apart from other service companies is that he has never attempted to sell me anything I didn’t need. I can’t recommend Saki enough.

FAQs about HVAC services in Northern Liberties, Philadelphia, PA

A taller building just went up next door. Can that affect our old boiler?

It can. When a new, taller building rises beside an older rowhouse, a chimney that vents a boiler or water heater may stop drawing properly, and wind off the new wall can push exhaust back down. Keep a working carbon monoxide alarm on every floor and have the venting checked after construction next door. The fix may be a chimney liner, an extended flue or new equipment that vents through the wall.

Our loft is in a converted factory. Why is it so hard to heat evenly?

Tall ceilings, big windows and masonry walls are what make a factory loft appealing, and each of them works against even heat. Warm air rises out of reach, glass and brick pull heat away from the room, and ductwork run along the ceiling often blows warm air straight across the top. Ceiling fans, supply outlets aimed downward and a low return usually help more than a bigger furnace or heat pump.

We rent in one of the newer apartment buildings. Should we call you or the landlord?

Start with the landlord or building management. In most rental buildings the heating and cooling equipment belongs to the owner, who decides who repairs it. If you own a condo or a house in Northern Liberties, call us directly; we troubleshoot first and give you the price before the work starts.

Our condo’s heat pump runs constantly in January. Is something wrong with it?

Not always. A heat pump heats with long, steady run times rather than short bursts, and in the coldest weeks it may lean on its electric backup heat, which costs more to run. Ice that never clears from the outdoor unit, cold air from the vents or a sharp jump in the electric bill are signs it needs a look, often a refrigerant leak, a failed defrost control or a dirty coil.

Get your heat ready before the first cold night with $54 Seasonal Maintenance.

We test your furnace or boiler, check for carbon monoxide, clean what needs cleaning and tell you honestly how it looks. No pressure to replace anything.
