Homes in Wayne, and what heats and cools them

The railroad stop at Cleaver’s Landing was renamed Wayne Station after General Anthony Wayne. In 1880 the banker A.J. Drexel and the newspaper editor George W. Childs bought the land around it and built the Wayne Estate, promoted in 1887 as a town built by design, with water, light and drainage laid in. The North Wayne historic district has 190 contributing buildings from 1881 to 1925, and South Wayne has 316, mostly from 1881 to 1930, including work by William Lightfoot Price and Horace Trumbauer. Downtown Wayne became a historic district in 2012.

  • Boilers and radiators

Standard in houses from the 1880s through the 1920s. Most boiler trouble comes down to one part, and a repair usually costs far less than a new boiler.

  • Third-floor and attic air handlers

Tall Shingle Style and Colonial Revival houses often cool the top floors from an air handler in the attic, where a clogged condensate drain can stain the ceiling below.

  • Furnaces and central air

Later houses and renovated older ones often have forced air. Filters, flame sensors and capacitors cause many of the calls, and most are same-day fixes.

Built by design, heated by boilers

Wayne was sold in 1887 as a town built by design, with water, light and drainage in place before the houses went up. Heating was designed in too: the Shingle Style and Colonial Revival houses of North and South Wayne were built around a boiler in the basement and radiators on every floor. A boiler that has been cared for can run for decades, so when yours starts banging, leaking or leaving a floor cold, the first question is which part failed. Circulators, zone valves, expansion tanks and igniters account for most of it. You get the price before any work starts, and if the boiler really is worn out, the replacement price next to the repair so you can decide.

Tall houses and the top floor

Houses in these styles often run to three stories, with rooms tucked under the roof. Heat rises and water in a radiator loop has to travel farthest to reach the top, so the third floor is usually the first to complain in winter and the hardest to cool in summer. An air handler in the attic is a common way to cool those rooms. It works well, as long as its drain is kept clear, since it sits right above finished ceilings.

Cooling a house built before air conditioning

Adding air conditioning to a house from the 1890s usually means avoiding new full-size ductwork through finished plaster. The top floors are the easier part, since an air handler in the attic can reach them through short duct runs. The floors below need a route for ducts, through closets or floor cavities, and the easiest time to find one is during a renovation, when walls and ceilings are already open. Before anyone cuts into plaster, it pays to know what is already inside the wall and how the patch will be matched. If the house already has a high-velocity system, we can retrofit it with new equipment. Whichever way you go, the plan depends on how you use the house and where an outdoor unit can sit, which on a lot in South Wayne or near the downtown shops can be the harder question.

Three townships, one ZIP

Wayne is centered in Radnor Township, with pieces in Tredyffrin and Upper Merion. That makes no difference to a repair. It matters when a system is replaced, because each township runs its own permits and inspections and has its own rules for contractors. Radnor wants the contractor licensed in the township and present for the inspection, and Upper Merion asks for the contractor’s Pennsylvania Home Improvement Contractor number on the application.

What customers say

Saki of SK Heating and Air Conditioning has been servicing my HVAC system for the past 4-5 years. He is always prompt, neat, polite, and professional and I really like the convenience of communicating by text. One thing that sets SK apart from other service companies is that he has never attempted to sell me anything I didn’t need. I can’t recommend Saki enough.

FAQs about HVAC services in Wayne, PA

Which township do I call for a permit to replace my furnace in Wayne?

It depends on your address. Wayne is centered in Radnor Township, but parts are in Tredyffrin Township in Chester County and Upper Merion Township in Montgomery County, all under 19087. Radnor requires the contractor to be licensed in Radnor and present at the inspection; Upper Merion asks for the contractor’s Pennsylvania Home Improvement Contractor number on the application.

Our house is in the North Wayne historic district. Does that limit where the AC unit goes?

Being on the National Register doesn’t by itself restrict what a private owner does with a house. Local rules can, so check with the township before settling on a spot for an outdoor unit that will be visible from the street. On a tight lot, noise near a neighbor’s window and room to service the unit later matter as much as looks.

The radiators on our third floor barely get warm. Why?

In a tall house the top floor is the last stop for the hot water or steam. On hot-water systems it’s often trapped air, which bleeding the radiators fixes; on steam systems it’s often a stuck air vent or a pipe that has lost its pitch. Both are repairs, not a reason to replace the boiler.
