Homes in East Falls, and what heats and cools them

John Dobson moved his textile business to the Falls of Schuylkill in 1855 or 1856 and, with his brother James, built it into the city’s largest woolen mill, with about 6,000 workers at its peak. In the late nineteenth century John Dobson built numerous row houses and some twins on land near the mills to rent to his workers. Most were three stories, and some along Ridge Avenue had shops on the first floor. On West Westmoreland Street he built stone back-to-back houses in 1890 and 1891, a plan common in industrial England and rare in Philadelphia. The mills closed in 1927, and the Alden Park apartment towers went up between 1925 and 1929.

  • Three-story rowhouses

Heat rises through a tall, narrow house, so the top floor tends to run warm in summer while the first floor stays cool. Balancing the system helps the floors feel alike.

  • Homes above a shop

A storefront with an apartment above often has separate heating and cooling for each, and each one needs its own attention when something fails.

  • Houses altered over a century

Houses that have been divided, combined or rebuilt inside can carry piping and ductwork from several eras, which is worth mapping before any replacement.

A river town that learned to burn coal

East Falls has an early place in the story of heating. Before the War of 1812, Josiah White and Erskine Hazard ran a foundry, a wire mill and a nail works off the falls, and during that war they learned to use anthracite for industrial heating. The rapids themselves vanished in 1822, when the dam at the Fairmount Water Works raised the river, though rocks near the old fall line still show above the water.

Mill houses three stories high

The neighborhood’s housing came with the textile mills. John and James Dobson ran what grew into the city’s largest woolen mill, making blankets for the Union Army and carpets sold across the country. John Dobson bought land near the mills and built rows of houses and some twins to rent to his workers, most of them three stories tall. Many survive and make up a large part of East Falls today.

A house that is three floors tall and one room wide is hard to keep even. Warmth pools on the top floor in July and the first floor can feel drafty in January, and a single thermostat in the middle can’t please both. Balancing dampers or adding a return upstairs are the usual fixes, and which one fits depends on what the house already has.

Living over the shop

Some of the Dobson houses on Ridge Avenue were built with a store on the ground floor and a home above. A mixed building like this often has two sets of equipment in one basement or on one roof, and it matters which one serves which space before anyone starts a repair. Other buildings have been divided or combined over the years. The stone back-to-back houses on West Westmoreland Street, built in 1890 and 1891 as four homes apiece, were converted in 1935 into apartments with one on each floor. In a house with that kind of history, the pipes and ducts rarely follow the original plan.

Close to the river and the park

East Falls runs along the Schuylkill up to the mouth of the Wissahickon Creek, and the Falls Bridge links it to the far bank. The housing isn’t only mill rows. Grace Kelly grew up at 3901 Henry Avenue, and Alden Park was one of the first apartment complexes built as towers in a park. Apartment buildings like that often run on larger central equipment, such as one boiler serving many units, which needs different care from a rowhouse furnace. From our shop in Bala Cynwyd it is about fifteen minutes away. We troubleshoot before replacing anything and repair the same day when we can. Emergency calls are answered around the clock.

What customers say

Saki of SK Heating and Air Conditioning has been servicing my HVAC system for the past 4-5 years. He is always prompt, neat, polite, and professional and I really like the convenience of communicating by text. One thing that sets SK apart from other service companies is that he has never attempted to sell me anything I didn’t need. I can’t recommend Saki enough.

FAQs about HVAC services in East Falls, Philadelphia, PA

Our East Falls rowhouse has three floors. Why is the top one always the hottest?

Warm air rises and the roof takes the full sun, so in a tall, narrow house the third floor collects heat all day. Clean filters, open returns upstairs and balanced dampers help.

We live above our shop on Ridge Avenue. Should the store and the apartment share a system?

Usually not. A shop and a home keep different hours and need different temperatures, and separate systems let each run on its own schedule and its own bill. If yours share one now, zoning or a separate system for one of them can make both more comfortable.

Is a heat pump a sensible replacement for the gas furnace in our rowhouse?

It can be. A heat pump heats and cools from one outdoor unit, which suits a house with little space outside. Gas in Philadelphia comes from PGW and electricity from PECO, and PECO offers rebates on qualifying ENERGY STAR heat pumps for its electric customers. We can price both options so you can compare them side by side.

Get your heat ready before the first cold night with $54 Seasonal Maintenance.

We test your furnace or boiler, check for carbon monoxide, clean what needs cleaning and tell you honestly how it looks. No pressure to replace anything.
